Bollywood star Shahid Kapoor and his wife, Mira Kapoor, have rented out their luxurious apartment in Mumbai’s upscale Worli area. This high-end property, located in Oberoi Realty’s Three Sixty West, is leased at a monthly rent of ₹20 lakh. They bought this Apartment for nearly ₹60 crore in May 2024, making it one of the most high-profile property investments of the year.

According to property registration documents, the lease agreement, signed on November 7, 2024, has a five-year term. The apartment has been rented to Dipan Bhuptani, a senior executive at D’Decor Home Fabrics, a leading brand in home furnishings. The property also comes with three dedicated car parking spaces, adding further convenience for the tenant.

SquareYards, a real estate advisory firm, confirmed that the rental contract includes a security deposit of ₹1.23 crore. The lease features a tiered rent structure, starting at ₹20.5 lakh per month and set to gradually increase to ₹23.98 lakh by the end of the lease in five years. Notably, the rental agreement offers a rent-free period for the first 10 months, a common perk in high-value leases.

This investment is expected to generate a rental yield of 4-5%, making it a lucrative source of passive income for the Kapoors. Real estate industry experts highlight that such high-value rentals are increasingly common among Bollywood celebrities, who are leveraging property investments for steady income. Shahid Kapoor joins other celebrities, including Kartik Aaryan, Ranveer Singh, and producer Sajid Nadiadwala, who have recently leased out their luxury properties in Mumbai.

The Kapoors initially bought the property from Chandak Realtors Pvt Ltd, which had acquired the apartment in February 2023 as part of a bulk purchase by Radhakishan Damani, owner of D’Mart, and his associates. The bulk deal involved 28 apartments and was valued at ₹1,238 crore.

Neither Shahid Kapoor nor Dipan Bhuptani has commented on the lease agreement yet.
